Above certain thresholds, new construction and major additions go through architectural review as well as plan check. Getting the massing and the elevations right early is cheaper than revising them once a submittal is in.
Room to build
The lot sizes make detached ADUs, significant additions and full rebuilds practical here in ways they are not on tighter parcels. What usually limits a project is lot coverage and setbacks rather than raw space.
