Glendale is the largest city we work in and one of the most varied: flat, walkable neighbourhoods in the south, and steep hillside streets climbing north and west.
It runs its own building department, and it is also its own electricity and water utility, which is a difference worth knowing about when a project needs a service upgrade.

What matters when you build here.
A municipal utility
Power and water come from Glendale Water and Power rather than from the regional utilities, so service upgrades and new connections follow a different process and a different timeline. On an ADU that needs a panel upgrade, this is worth starting early.
Two cities in one
A remodel on a flat lot in the south of the city and a hillside build in the north are barely comparable projects. Slope, access and foundation type differ so much between them that a per-square-foot figure from one tells you very little about the other.
