Monrovia runs from flat older neighbourhoods near the historic downtown up into the foothills, and it has a good deal of early-twentieth-century housing stock still in original condition.
It runs its own building division, and it has an established interest in the preservation of its older residential architecture.

Older stock, original systems
A lot of the housing here has never had a full systems replacement. On a whole-home remodel, plan on the wiring and the supply plumbing being part of the scope even if that is not what brought you to the project.
Foothill lots
North of the flats the ground rises, bringing the same considerations as the other foothill cities: slope, drainage, access and fire hazard zone requirements.
