Proximity to the forest brings the state's wildland-urban interface construction requirements into play: ignition-resistant exterior materials, ember-resistant vents, Class A roofing and defensible space. These belong in the design, not in a value-engineering conversation at the end.
Larger lots, steeper ground
Bigger parcels make ADUs and substantial additions more feasible here than in the tighter cities nearby. The offset is slope: foundations step, drainage has to be engineered, and access to the rear of a property is often the constraint.
